Our own office explores live/work options for a downtown site constrained by an unusual triangular geometry, a tight budget, and the desire for a minimum LEED Silver rating. Regional and salvaged materials, redevelopment of the brownfield site, rainwater collection, and daylighting and views in every area contribute to sustainability. The high-performance building envelope promotes exceptional energy use, as interiors are designed to require no artificial light in the daytime. These efforts contribute to 70% better than the baseline, code-compliant structure, and about 50% than the energy model anticipated.
