Bay st louis little theatre

adaptive re-use

The Little Theatre has brought plays and events to the people of the Gulf Coast since 1946 although the historic Playhouse in the Pines, built from surplus World War II barracks, was destroyed by Hurricane Katrina. The 1929 Scafide Grocery Store was selected to replace the original structure, in part due to its starring role in the film “This Property is Condemned.”

The restoration began at the foundation and worked upward, replacing interior wood framing and hand-molded concrete blocks at the exterior. Improvements to the building envelope included insulation and replacement of the metal roofing, which contribute to its superior performance, with an annual energy use of 26% of the proposed energy model, and 16% of a similar baseline building.
